How much does a new roof cost in Miami-Dade?
Most homeowners here pay $13,000 to $28,000 for a full replacement on a 1,800 to 2,000 square foot home. Tile and metal run higher than shingle, and South Florida prices sit 20 to 35 percent above the national average because of hurricane code requirements. Tile, shingle, or metal: which is best for South Florida?
Tile handles sun and salt air well and lasts 40 years or more. Metal is the strongest against wind, cuts attic heat, and often earns insurance credits. Shingle is the value pick. We quote the options side by side so you can compare.
What is the 25 percent rule, and does it apply to me?
If repairs touch more than a quarter of your roof in any 12-month period, Florida code requires the whole roof to be brought up to current standards. Roofs built to the 2007 code or later can often be repaired section by section instead. A free inspection tells you where yours stands.
Is the Florida Building Code changing?
Yes. The 9th Edition takes effect on December 31, 2026 and changes how re-roofs are permitted, including new wind-load standards and more room for partial recovery instead of full replacement. Permits filed before that date stay under the current rules. We can walk you through what it means for your roof.
Do you work with my insurance company?
We document the damage with photos, give you a detailed report, and meet your adjuster on site. The claim itself stays between you and your insurer. Florida law does not allow roofing contractors to negotiate it for you or waive your deductible.
How long does a roof replacement take?
Most shingle roofs take 2 to 3 days, tile and metal about a week. Weather can move the schedule, and we tell you before it does.
